Real Estate Market Update for Burke Mountain, Coquitlam January 2024

 

For the month of January, we were seeing a combination of both a Sellers Market and a Balanced market for property sales in Burke Mountain. Single family homes had Snap Stats reporting 5 sales, which created a Sellers market. Townhomes overall switched from a Sellers Market to a Balanced Market, with less sales than we have seen in the previous months. 

 

Real Estate Sales in Burke Mountain, Coquitlam

 

For Detached Homes, there were 5 sales and 24% of properties sold. We saw some properties sell that had been on the market for substantial amount of time, which resulted in the average days on market being 99. The average sales price was up 2.6% from December, at ($2,160,333) Two Million, One Hundred and Sixty Thousand, Three hundred and thirty three Dollars. 

For Townhomes and Rowhomes, there were 6 sales, and 19% of properties sold. For January, all of the MLS sales were for pre owned properties. The average days on market was 45, and the average sales price was ($1,211,883) One Million, Two Hundred Eleven Thousand, Eight Hundred and Eighty Three Dollars.

 

New Presales In Burke Mountain For Townhomes and Homes

 

For presales in Burke Mountain, Harper Peak by Foxridge Homes has released their single family homes for sales.  They have a collection of 28 homes that will be ready into 2024. Partington Creek by Polygon has opened up their presentation centre and sales presales have started for their Burke Mountain Townhomes.
