Buyer activity slowed in the later part of March, largely due to spring break, which is a typical seasonal pattern. The long weekend at the end of the month also contributed to a quieter finish. As a result, March sales were down from the previous month.
Real Estate Sales in Burke Mountain, Coquitlam
For Detached Homes, there were 3 sales, which was the same as March 2025. There were 47 active listings reported by Snapstats, which indicated that it was a buyers market.
The Average sales price according to GVR MLS® stats was $1,735,000.
For Townhomes, Rowhomes, and Duplexes, there were 14 sales reported by Snapstats, with 59 active listings. With a 24% sales ratio, this indicated that it was a Sellers Market.
The Average sales price according to GVR MLS ® stats was $1,125,000.
Market Statistics for Coquitlam
Overall in the Tri-cities, for detached properties, GVR MLS® reported a total of 63 sales. This indicated that it was a buyers market.
For attached properties, GVR MLS® reported a total of 202 sales. This indicated that it was a balanced market.
