Real Estate Market Update for Burke Mountain, Coquitlam, April 2026
Burke Mountain had an incredible month for townhome sales in April, with 28% of inventory selling. We haven’t seen numbers this strong since 2024. The detached market, on the other hand, continues to favour buyers, with only 6% of detached homes selling during the month.
Real Estate Sales in Burke Mountain, Coquitlam
The detached home segment saw 4 sales reported, and again Townhomes remained relatively active, with nearly half of the sales coming from presale and new construction properties.
In the month of April, inventory in Burke Mountain increased from March, with GVR reporting a total of 22 sales. This compared to 17 sales in March.
For Detached Homes, there were 4 sales reported, 2 of which were presales at Parkview by Morningstar. There were 69 active listings reported by Snapstats, which indicated that it was a buyers market. The Average sales price according to GVR stats was ($2,096,000) Two Million and Ninety Six Thousand Dollars.
For Townhomes, Rowhomes, and Duplexes, there were 18 sales reported by GVR, with 65 active listings. With a 28% sales ratio, this indicated that it was a Sellers Market. The Average sales price according to GVR stats was ($1,196,000) One Million, One Hundred and Thousand Dollars.
Market Statistics for Coquitlam
Overall in the Tri-cities, for detached properties, GVR MLS reported a total of 77 sales. This indicated that it was a buyers market.
For attached properties, GVR MLS reported a total of 183 sales. This indicated that it was a balanced market.

There are currently 149 properties listed for townhomes and detached properties in Burke Mountain.
New Presales In Burke Mountain For Townhomes and Homes
In presale news, Parkview recently released its first homes, which sold with overwhelming success.
Looking ahead, there are four new townhome communities currently under construction, including Marigold by Mosaic Homes, Atwood, Rocklin by StreetSide Developments, and Towns at Burke by Wesbild. Sales are expected to begin soon for both Rocklin and Towns at Burke.
